Project objectives:
To develop a new urban area in accordance with the approved urban sub-zone plan and detailed planning, synchronized in technical and social infrastructure, aiming to improve residents’ quality of life and contribute to creating a new urban landscape for Thanh Tri District (now under Ngoc Hoi Commune, Hanoi City after the two-tier local government implementation).
To efficiently utilize the land fund, develop and meet housing demand for local residents. Generate budget revenue from the land-use project bidding in line with the city and local socio-economic development objectives, plans, and tasks.
Project investment scale: approximately 30.1 ha.
Land area for investor-responsible projects to study and renovate for synchronized connection with local technical and social infrastructure (not subject to investor selection bidding): approximately 24,040.5 m².
Land area for project investment works: approximately 276,934.5 m², including:
Residential green land (code CX1-CX5): approximately 31,970 m².
Kindergarten construction: approximately 7,796 m²;
Primary school construction: approximately 13,415 m²;
Secondary school construction: approximately 12,696 m².
Residential area green land: approximately 32,203 m².
Traffic/transportation infrastructure construction: approximately 90,709.5 m².
Residential building construction: approximately 73,253 m² (villas, adjacent houses, social housing, etc.).
Population scale: approximately 4,500 people.
Project investment capital: VND 3,116.7 billion (In words: Three thousand one hundred sixteen billion seven hundred million VND). The investment capital for project implementation is provisional, excluding land use fees and land rental fees; the project investment capital will be finalized upon project bidding results and the preparation, appraisal, and approval of the project investment feasibility study report according to regulations.
Preliminary total project implementation cost: VND 2,866.6 billion;
Compensation, support for site clearance, and resettlement: VND 250.1 billion.
Project duration: 50 years (calculated from the date the investor is granted land allocation or land lease; the land allocation/lease term complies with land law regulations).
Project location: Ngoc Hoi Commune, Hanoi City after the two-tier local government implementation.
Investor selection authority: People’s Committee of Thanh Tri District (now Ngoc Hoi Commune)
